Paying attention to your home's finer points matters when it comes to buying and selling.

In an attempt to gain an edge on the competition, home sellers consider all sorts of ways to improve, embellish, accentuate, update and upgrade every nut and bolt.  Combining high function with high style maximizes comfort, improves marketability and increases home value.

Buyers are no less relentless when it comes to a property's particulars, as they want to fetch top quality for their dollars.  Make sure you don't go overboard on the upgrades, though: A clean floor is a simple improvement.  Adding so much to the home that its worth rises above the AVERAGE VALUE IN YOUR NEIGHBORHOOD but you probably won't see a return on your hard work, as this is expected.

Whether you are improving the home you live in or preparing to sell, here is a closer look at some other upgrades worth the expense.

KITCHEN UPGRADES

Upgrades here significantly increase home resale value, with returns on investments north of 75%.  Kitchen improvements to consider include the following:

Refinish Cabinets; Improve lighting, modern appliances, paint, new faucets and sinks

BATHROOM UPGRADES

Adding amenities that give your bathroom a "hotel look" are worth the expense.  Some simple and affordable ideas include the following:

HERE ARE 10 TOP SUGGESTIONS TO GET YOUR HOUSE READY FOR SALE: 1.
